The
Challenge
Before State
The warehouse floors had accumulated years of embedded dirt, dust, grime, and residue that standard cleaning methods could not remove. The floor condition was reducing site presentation and affecting operational cleanliness standards across the facility.
Technical Pain Points
The project involved a large warehouse floor area with uneven concrete surfaces, which required multiple cleaning passes to produce a visible result. Standard mopping or basic cleaning methods were not sufficient for the level of buildup present.
Access & Operational Constraints
The presence of pallets, stock, shelving, and live warehouse activity limited full cleaning access. The cleaning machine also could not reach the outer 20–25 cm near walls and shelving, which created edge detailing limitations and required manual intervention where possible.
Commercial Pressure
The client needed visible improvement before committing to a long-term maintenance program. PPSG had to balance cost efficiency, realistic expectations, and a high-quality outcome within an active industrial environment.
The
Solution
Performance Property Services Group
conducted an on-site inspection to assess floor condition, contamination levels, and access constraints.
Based on this assessment, PPSG recommended a restoration-focused machine scrubbing process followed by a structured maintenance program to prevent re-accumulation.
Key elements of the implementation included:
● On-site inspection of floor buildup, surface condition, and operational constraints
● Pre-sweeping to remove loose debris before machine scrubbing
● Industrial machine scrubbing of warehouse floors
● Multiple passes using appropriate pressure and cleaning solutions
● Use of heavy-duty degreasing products for embedded grime and residue
● Manual edge cleaning where machine access was limited
● Section-by-section cleaning to improve control and minimise disruption
● Left-hand-side old warehouse section cleaned first
● Right-hand-side new warehouse section cleaned second
● Scheduling and coordination around warehouse operations
● Visual inspections after each cleaning pass
● Adjustment of cleaning intensity based on the level of buildup in each area
● Clear communication with the client on realistic expected outcomes
The
Results
The restoration program produced a strong before-and-after improvement across high-traffic and heavily soiled warehouse areas, while establishing a long-term cleaning pathway.
Quantifiable metrics and outcomes:
● 70–90% improvement achieved depending on the area cleaned
● 20–25 cm edge-access limitation identified and managed through manual detailing where accessible
● 1 initial deep clean converted into 1 ongoing maintenance contract
● Multiple passes completed across heavily compacted floor sections to restore a maintainable condition
● Significant visible improvement achieved across older and more heavily soiled zones
● Improved hygiene and presentation delivered across the warehouse facility
● Completed within the required timeframe while working around operational constraints
● Client satisfaction achieved with realistic expectation setting and delivered results

Before: Years of embedded dirt, dust, grime, and residue across uneven warehouse floor surfaces

After: Restored floor appearance, visibly cleaner high-traffic zones, and a maintainable condition suitable for ongoing cleaning
